Townhouses with upstairs laundry
Cluster townhouses in Reston, Ashburn's planned communities and newer rows such as Cameron Station often put the washer and dryer on the bedroom level. A small leak there reaches the ceiling below, so we check the fill hoses, the drain connection and the pan, not just the machine.
Condos and garden apartments
High-rise and mid-rise buildings around Ballston, Clarendon and Reston Town Center, and older low-rise garden apartments, tend to have compact kitchens and stacked laundry in a closet. Many also have building rules for contractors, so ask your management office what they need before the visit.
Ramblers and split-levels
Postwar houses in Springfield, around Pimmit Hills and West Falls Church, and in parts of Fairfax and Vienna usually keep laundry in a basement or utility room. Older supply valves, long dryer duct runs and original wiring all get a look alongside the appliance.
Early-1900s houses and new builds
Del Ray and Rosemont in Alexandria have century-old houses with tight kitchens and older plumbing. At the other end, rebuilt houses in Vienna and elsewhere often have integrated refrigerators, wall ovens and pro-style ranges that are worth repairing rather than replacing.
Renters, landlords and condo owners
If you rent, you can arrange the visit yourself. Pass along contact details for the owner or management company and we'll send them the findings and the quote; the repair waits until the person paying approves it. Landlords can book for a tenant-occupied unit as long as someone can let the technician in, and condo owners who lease out a unit can approve by phone from wherever they are.

Not necessarily. A refrigerator in a hot garage has to work much harder than one indoors, and many models aren't designed for it; the manual lists the room temperatures yours is rated for. Clear dust off the condenser coils and give it space to breathe. If it still can't hold temperature, or it struggles indoors too, book a diagnosis.
Often, yes. Many repairs are reached from the front or top panels. Some jobs do need the pair eased forward, which depends on the closet's depth, the door width and how the hoses and duct are routed. The technician will tell you before anything is moved.
Yes. Book it like any repair and mention your move-out date so we can look for an appointment that fits. If you rent, let us know whether you or the owner is responsible for the appliance, so the quote goes to the right person.
A repair inside your own unit is normally between you and us, but condo associations commonly set contractor rules for the building, such as permitted hours or an elevator booking. A single-family HOA rarely gets involved in indoor work. When in doubt, check with the management office before the appointment.
Yes. Integrated and built-in appliances are usually good candidates for repair, because replacing one can mean changing cabinetry or cutouts. Tell us the brand and model when you book so we can check parts beforehand.
