Local notes before you book
Ashburn went up quickly and largely all at once. Whole sections of Ashburn Village and Ashburn Farm were built within a few years of each other, so the builder's dishwashers, ranges, washers and refrigerators on a street reached old age together, and many have since been replaced one by one. Whatever is in the house now tends to live with an upstairs laundry and a second refrigerator in a garage that gets very hot in July.
Ashburn is unincorporated Loudoun County, recognized as a census-designated place since the 2010 census, with no town government. The county handles public services, and for most households a community association handles the rest: Ashburn Village and Ashburn Farm each have their own. Into the 1980s this was farmland, earlier known as Farmwell. Ashburn Farm and Ashburn Village were laid out from the late 1980s, and their single-family houses, townhouses and condos went up mostly in the 1990s and 2000s; One Loudoun added a mixed-use neighborhood later. Brambleton and Broadlands are nearby, but they sit mostly in 20148 and outside our area.

Ashburn Village, Ashburn Farm and One Loudoun (20147): Ashburn Village, opened for development in 1987, with its man-made lakes (Ashburn Lake the largest) and its Sports Pavilion; Ashburn Farm, named for the old estate and dairy farm whose restored windmill it keeps; One Loudoun; and the Ashburn station at the western end of the Silver Line, open since November 2022, with Route 7, the Dulles Greenway and the W&OD Trail close by.

The washer and dryer are usually in a laundry room on the bedroom floor or beside the garage entry in the single-family houses, and an upstairs closet in the townhouses.
What wears out first
Builder-installed dishwashers, washers and ranges wearing out one after another; upstairs washers whose leaks reach the family room; garage refrigerators and freezers running hard through the summer; and dryers with long vent runs across the second floor to a side wall or up to the roof.
Many houses in Ashburn Farm and Ashburn Village went up within a few years of one another, so their builder-installed refrigerators have aged on a similar schedule, and the old kitchen unit often ends up in the garage as a second fridge.
Ashburn's single-family houses usually put laundry in a mudroom off the garage or on the bedroom level, and townhouses in the planned communities often place it on an upper floor above finished rooms.

The newer streets of Ashburn were laid out with cars in mind: wide driveways, attached garages and cul-de-sacs, so reaching the house is rarely a problem. The garage is often the easiest route in for anything heavy, and it's also where a second refrigerator or freezer usually lives.

Much of Ashburn was built within a few years, and builders stocked each street with similar dishwashers, ranges, microwaves and washers. Those appliances then wore out on a similar schedule, which is why a whole neighborhood can seem to be replacing dishwashers in the same season.
Whether to repair one of the originals comes down to the fault and the age. A pump, a latch or an igniter is usually worth doing; a failed control board on a unit near the end of its expected life often isn't, and we'll say so.
Garage refrigerators in a Virginia summer
A second refrigerator or freezer in the garage is standard in Ashburn, and summer is its hard season. A closed garage on a humid July afternoon can run well past the room temperature a refrigerator is designed for, and then the compressor runs almost constantly, the condenser clogs with dust faster, and the door gaskets sweat.
