Local notes before you book

This area follows King Street west from the Potomac waterfront. It begins in Old Town, with the Torpedo Factory, Market Square and the King Street-Old Town Metro station, takes in Parker-Gray and Carlyle to the north and south, then climbs past Quaker Lane into the neighborhoods around Alexandria City High School and Episcopal High School. Farther west it reaches Seminary Road, Beauregard Street and the I-395 interchange, with Arlington to the north and Fairfax County beyond the city line.

Alexandria is an independent city, which in Virginia means it is not part of any county: City Hall on Market Square governs every address here, and Virginia American Water supplies the taps. The housing covers three centuries. Old Town has 18th- and 19th-century brick and frame rowhouses, Parker-Gray has later rowhouses and infill, Carlyle has newer condo and office towers, the hills west of Quaker Lane have 1930s to 1950s colonials and Tudors along with the Parkfairfax garden apartments, and Alexandria West has garden apartment complexes and high-rises near I-395.

Communities and ZIP codes in Old Town & West Alexandria

Beverley Hills, Taylor Run, Parkfairfax, Clover-College Park and parts of Seminary Hill and Fairlington (22302): the ZIP west of Old Town along King Street, Quaker Lane and parts of West Braddock Road, with the Bradlee shopping center, Alexandria City High School and Episcopal High School. Detached colonials and Tudors on hilly streets share it with garden apartments and condominiums.

Alexandria West, Southern Towers, the Mark Center area and parts of the Seminary Road and Beauregard Street corridors (22311): a ZIP of garden apartment complexes, high-rise buildings and townhouses close to I-395, with the Alexandria campus of Northern Virginia Community College and wooded stream valleys between the buildings.

Old Town, Parker-Gray, Carlyle and the waterfront (22314): the historic core along King, Washington and Union Streets, the rowhouse blocks around the Braddock Road Metro station, and the condo and office towers of Carlyle near Eisenhower Avenue and the King Street station.

Parking, permits and building rules

Old Town streets are narrow, much of the parking is metered or reserved for permit holders, and many rowhouses have no driveway. If your house backs onto an alley, or a visitor permit is available, let us know. Inside, the stairs in an old rowhouse can be steep, tight and winding, and a basement may be little more than a crawlspace with headroom for the furnace. In the towers of Carlyle and along Seminary Road, buildings often want a service elevator reserved and a contractor signed in at the desk, sometimes with paperwork sent in advance. Pass those requirements along when you book, together with the model number, so the visit is not stopped in the lobby.

How rowhouses, garden apartments and towers shape the repair

In an Old Town rowhouse the kitchen is often in the rear wing, sometimes a later addition, and the refrigerator and range compete for space along one narrow wall. Laundry has been fitted in wherever it would go: a stacked washer-dryer in a second-floor closet, a full-size pair in a low basement, or a compact unit under the stairs. Dryer exhaust may have to pass through a thick brick wall or run a long way to reach the rear of the house, since the front facade is protected.

Garden apartments in Parkfairfax and along Beauregard Street have small kitchens with apartment-size ranges and refrigerators, and laundry may be in-unit or in a shared room. The high-rises near I-395 and in Carlyle are mostly electric, with smooth-top or induction ranges, over-the-range microwaves and stacked or ventless laundry in a closet. In every case, the plumbing and venting are shared with neighbors, and a leak travels.

Working inside Alexandria's historic districts

Old Town and Parker-Gray are both historic districts, and the city's Board of Architectural Review oversees changes to the outside of buildings there. Repairing an appliance happens indoors and does not involve the board. The exception is when a fix would mean a new hole in an exterior wall, such as moving a dryer vent or adding a range hood duct; before planning that, check with the city's historic preservation staff.

The interiors of these houses carry their own complications. Water and gas lines have been extended, rerouted and patched over generations, shutoff valves may be hidden behind a panel or under a floor, and a wall cabinet may be screwed to plaster that crumbles. We locate the shutoffs before starting and tell you if a valve or connector looks past its useful life.

Water, flooding and humidity from the river to I-395

Virginia American Water buys its treated water from Fairfax Water, and the mineral content builds scale in dishwasher heaters, washer inlet screens and refrigerator valves over the years. Low-lying streets near the Old Town waterfront flood during high tides and storms, and old brick basements nearby stay damp through summer, which rusts appliance cabinets and slows dryers. Up the hill in Alexandria West the concern is more often a leak from an upper unit in a large building, or a power interruption that leaves a refrigerator needing its control reset.

FAQ

Before You Book: Common Questions

Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.

Still have a question?

Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.

No. Repairs inside the house fall outside the board's review. Approval only becomes a question if the work would change the exterior, such as cutting a new vent or adding a wall cap, and in that case we will say so before anything is planned.

Yes. Stacked units are often serviced in place, though the dryer sometimes has to be lifted off to reach the washer. Closets in high-rises can be tight, so clear the floor in front of the closet and let us know the building's rules for contractors.
