Condos, Townhouses and Houses in Northern Virginia

The appliances are familiar; the settings change from one address to the next. A stacked washer-dryer in an upstairs townhouse closet, a garage fridge working through a humid August, a condo kitchen where management wants notice before a contractor shows up. Whatever the setting in City of Alexandria, the technician diagnoses the appliance where it is installed, explains what failed and quotes the repair, and nothing is fixed until you approve that price.

Stacked & closet laundry
Townhouses and condos often put a stacked washer-dryer in an upstairs closet, so a small drip can end up staining the room underneath. Tell us where the machines sit.
Condo & high-rise rules
Many managed buildings ask for a certificate of insurance, a reserved freight elevator or set work hours. Check with yours and pass the rules along when you book.
Parking & access
Visitor spaces, garage clearance, gate codes and front-desk sign-in all shape a visit. Mention them at booking so nothing holds up the diagnosis.
Rentals & landlords
A tenant can book the visit. We report the fault and the price to the owner or property manager, who signs off before any work starts.
Garages, heat & humidity
A garage fridge or freezer can struggle through a hot, humid summer or a hard cold snap without any part failing. Check the temperature range in its manual.
Straight answers
When an older appliance isn't worth repairing, we say so and explain exactly which part failed.

How a Repair Visit Works

01

Tell Us What's Wrong

Name the make, add the model number if it is handy, and describe the symptom. A picture of the label inside the door lets us check parts.

02

Diagnosis at Your Home

The technician tests the appliance along with its power, water, drain, gas or vent connections until the fault is confirmed.

03

A Price Before Work

We name the failed part and give you the cost of fixing it. Work starts only after you agree.

04

Repair and Check

The part is installed and the appliance is run through a cycle so you can watch it working.

Repair work in Alexandria

This page is for the City of Alexandria, which isn't in any county at all. Virginia's independent cities stand on their own, so Alexandria sits beside Arlington and Fairfax County rather than inside either. We cover 2 of its ZIP codes, 22301 and 22304, and every repair starts with a diagnosis at your home and a price you approve first.

The two ZIPs sit at opposite ends of the city. In 22301, Del Ray and Rosemont are early suburbs laid out from the 1890s to the 1910s along the railroad and the electric streetcar line, and Del Ray was a town of its own, the Town of Potomac, until Alexandria annexed it in 1930. Potomac Yard, on the old rail yard beside them, is new. In 22304, the West End grew after the Second World War, and Cameron Station was an Army depot until 1995 before it became a neighborhood of townhouses and condos.

The city runs no utilities of its own. Water comes through Virginia American Water, which buys it treated from Fairfax Water; electricity is Dominion Energy; gas is Washington Gas. Old Town and most of the city's other ZIPs aren't in our service area.

Call or book online, and we'll agree on a time together.

The area we cover

Alexandria (22301, 22304): Del Ray and Rosemont bungalows, Cameron Station and Seminary Valley homes. Independent city; 1910s bungalows to 2000s townhouses.

Bungalows, ramblers and condo towers

A century-old bungalow in Rosemont, a 1950s rambler in Seminary Valley, a Cameron Station townhouse and a Duke Street condo each put their appliances somewhere different. The old houses hide their surprises in the wiring, the drains and tight kitchens; the townhouses keep their laundry upstairs; the towers have building rules.

When you book, tell us the kind of house or building and where the appliance is, and we'll plan the visit around it.

Humid summers near the river

Alexandria's summers are long, hot and humid, and that's what refrigerators, freezers and dryers feel most. Door gaskets that no longer seal let damp air in, frost builds up, and a dryer with a long vent slows down as its lint grows heavy.

Summer storms and the occasional heavy snow cut power across the city. Keep the refrigerator and freezer closed through an outage and give them several hours to recover afterwards.

After a power outage

Around City of Alexandria, a July thunderstorm or a January ice storm can leave a street dark for a day or longer. Resist checking on the food: FoodSafety.gov's guidance is roughly four hours for a refrigerator kept shut, 48 for a packed freezer and 24 for one half full.

Electronics tend to suffer at the instant the power returns. An appliance that stays dead or flashes a code can often be reset by killing its breaker for a minute; if not, tell us about the outage when you call.

Stacked and compact laundry

Ventless heat-pump and condenser dryers, and all-in-one washer-dryers, need no outside vent, but their lint screens, condensers and drain filters need cleaning far more often than owners expect. Most slow-drying complaints on these end with a cleaning.

Your manual shows where the second filter or the condenser is. Rinse it every few weeks and drying times stay where they should.

Beyond the city line

Elsewhere in Northern Virginia we cover Fairfax County, Arlington County and Loudoun County, each with its own list of ZIP codes. Every one is on the service-areas page, or type yours into the search box here.

FAQ

City of Alexandria: Common Questions

Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.

Still have a question?

Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.

Because it is on its own. Alexandria is an independent city, and in Virginia independent cities belong to no county. It borders Arlington and Fairfax County without being part of either.

ZIP 22301, which includes Del Ray, Rosemont and part of Potomac Yard, and ZIP 22304 in the West End, which includes Cameron Station, Seminary Valley and the Landmark–Van Dorn area. Old Town, Arlandria and Parkfairfax are outside our area.

Virginia American Water owns the system in the city, and it buys its water treated from Fairfax Water, drawn from the Potomac and the Occoquan Reservoir.
