Local notes before you book
Springfield sits beside the Mixing Bowl, and it's close enough to Fort Belvoir and the NGA campus that many households here are on military or federal assignments. Those families move on a schedule, and that shapes appliance calls as much as the houses do: a washer that has to be working before a move-out walk-through, a refrigerator in a house between tenants, machines that came with a rental and belong to someone out of state.
Springfield has no town government. It's an unincorporated community, a census-designated place in Fairfax County, so the county provides the services a town hall would elsewhere. ZIP 22150 is mostly the Springfield CDP, often called Central Springfield, and its edges reach into neighboring communities. Springfield took off after 1946, when the developer Edward Carr began subdividing land around what had been a railroad stop, and it grew quickly through the 1950s and 1960s. The result is mostly ramblers and split-levels, some colonials, a good many basements, and later townhouse communities and garden apartments, several of them near Springfield Town Center.
What ZIP 22150 takes in
Central Springfield (22150): The postwar neighborhoods around Springfield Town Center, the old Springfield Mall, rebuilt and reopened in 2014; the Franconia–Springfield Metro and VRE station, open since 1997; and the Springfield Interchange, the 'Mixing Bowl' where I-95, I-395 and the Beltway meet, rebuilt between 1999 and 2007. North Springfield and West Springfield carry different ZIPs and aren't included.
Rentals, orders and access
Nearly every house has a driveway or space out front. If it's a rental, or you're getting ready to leave on orders, tell us who owns the appliances, who will be home and whether a property manager must approve the price. If the laundry is in the basement, say whether the stairs are open or the machines sit behind a finished wall.
The washer and dryer are usually in the basement in most of the ramblers and split-levels, and a closet on the bedroom level in the townhouses.
Where the trouble usually is
Basement washers and dryers in ramblers and split-levels, including dryers whose exhaust crosses the whole basement to reach an outside wall; second refrigerators and freezers working through summer in the garage; townhouse washers leaking from a bedroom-level closet; and rental appliances that need to be right before new tenants move in.
Springfield's 1950s and 60s ramblers and split-levels often keep an extra fridge or a chest freezer down in the basement or out in the garage, and in rentals that turn over with military and federal transfers the kitchen fridge may be older than anyone in the house knows.
Laundry in Central Springfield's postwar houses is usually in the basement near a floor drain or utility sink, while townhouses and garden apartments near the Town Center put it in a closet on a living floor.
Basement dryers in Springfield split-levels typically vent through the rim joist at ground level, where fall leaves and winter snow can cover the hood, and townhouse dryers often push exhaust along a long run between floors.
Washington Gas serves much of Springfield and many of the older houses cook on gas, while garden apartments and newer townhouses near the Franconia–Springfield station are more often electric.
Same floor plan, same weak spots
Neighborhoods in Springfield that went up in a single burst of building tended to repeat a handful of floor plans, which means the laundry, the kitchen and the vent routes sit in much the same place from house to house. If a neighbor's dryer vent had to be rerouted, or their basement washer drain backed up, there's a fair chance your house shares the layout.
It's worth telling us what you know about the house's layout when you book. It saves time finding the exhaust route or the drain line, and it can point to a cause in the house rather than the appliance.
Military and federal moves
With Fort Belvoir and other federal employers close by, Springfield has many households that move on orders, and appliance trouble often lands at the worst moment: a washer that quits the week of a move, or a refrigerator in a house that has to be handed back in working order.
Tell us your deadline when you book, and we'll tell you honestly whether it can be met given the schedule and the parts. If you're renting, the owner or property manager usually needs to approve the repair, and bringing them in early saves days.
Laundry in the basement
In the postwar houses of Springfield, the washer and dryer usually share the basement with the furnace and the water heater, draining into a utility sink or a standpipe. When water turns up on the floor, the first job is finding out whether it came from the machine, the sink, the water heater or the foundation.
Humid summers add their own trouble down there. A basement that stays damp rusts washer and dryer cabinets from underneath and grows mildew in a front-loader's door seal, so a dehumidifier and a washer door left open between loads go a long way.
Water, filters and scale
Fairfax Water supplies Springfield, treating water drawn from the Potomac River and the Occoquan Reservoir. What reaches an appliance is a gradual mineral film rather than heavy crust: white spotting on glasses, a dispenser that pours a little slower each season, a washer inlet screen partly closed over. Rinse aid, a fresh refrigerator filter and a cleaned screen fix more of those complaints than any new part.

Before You Book: Common Questions
Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.
Still have a question?
Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.
Tell us your move-out date when you book and we'll be straight about whether the schedule and the parts can work. If the landlord owns the washer, the landlord or the property manager approves the repair, so bring them in early.
No. North Springfield is 22151 and West Springfield is 22152, and both are outside our service area. Our Springfield area is ZIP 22150, Central Springfield.
Not necessarily. A closed garage in a Virginia summer can be hotter than the range many freezers are built for, and a dusty condenser coil makes it worse. The manual lists your model's rated range; we'll check that, clean the coil and test the parts before calling it a failure.
