Fairfax County is Virginia's most populous county, and it's a patchwork. The City of Fairfax sits in the middle of it as an independent city, still serving as the county seat. Vienna is one of a few incorporated towns inside the county. Most of the rest, Reston and Springfield included, is unincorporated land with no town government, organized into census-designated places that residents know by name.

A few things hold everywhere in our part of the county. The houses are mostly younger than the region's oldest suburbs, running from postwar ramblers and split-levels to 1960s and 1970s townhouse clusters and newer construction. Summers are long and humid. And the county's water comes almost entirely from Fairfax Water, drawn from the Potomac and the Occoquan Reservoir.

From split-levels to townhouse clusters

A split-level in Mantua and a lakeside townhouse in Reston share a county and not much else. In the postwar subdivisions, laundry sits on a lower level beside the furnace and a dryer vent crosses a finished basement; in Reston's clusters and in the townhouses of Springfield, the washer is upstairs near the bedrooms; in the rebuilt houses of Vienna and Pimmit Hills, built-in refrigerators and wall ovens are common; and in the condo towers, access runs through the building's management.

So when you book, we'll ask what kind of house or building it is and where the appliance sits. The answer changes what comes on the van and where we start looking.

Heat, humidity and summer storms

Summer is the season that sets appliance trouble here apart. Weeks of heat and humidity keep refrigerators and freezers running long, overload garage units, and make a dryer's exhaust wetter and its lint heavier. Thunderstorms bring down trees and lines, and the surge when power returns is hard on electronic controls.

Winter is milder, but it still brings cold snaps that can freeze a water line on an outside wall and leave a garage freezer out of its range. Big snowstorms such as those of 2010 and 2016 closed roads and cut power across the county.

In July, a closed garage can be far hotter than the kitchen a refrigerator was designed for, so the compressor barely rests; in a January cold snap, a model with one thermostat in the fresh-food section may hardly run at all, and its freezer softens.

The owner's manual lists the room-temperature range the model is rated for. If your garage falls outside it, a garage-ready model or a different spot may solve the problem better than any part.
