Local notes before you book
Alexandria's two ZIPs on our map sit at opposite ends of the city, and a visit to one rarely resembles a visit to the other. Del Ray and Rosemont are a century old, all porches and narrow lots, and the refrigerator in one of those kitchens usually occupies a space nobody planned for a refrigerator. In the West End the houses are younger: mid-century ramblers in Seminary Valley, Cameron Station's townhouses, and condo towers along Duke Street.
Alexandria is an independent city, which in Virginia means it belongs to no county: it isn't part of Arlington or Fairfax County, though it borders both. Del Ray itself was once a separate town, the Town of Potomac, formed with St. Elmo in 1908 and annexed by the city in 1930. Our two Alexandria ZIPs have very different housing. In 22301, Del Ray and Rosemont were laid out between the 1890s and the 1910s as railroad and streetcar suburbs, and they're full of Craftsman bungalows (some from Sears kits), Colonial Revivals, Folk Victorians and early-1900s two-story houses, with newer townhouses and apartments at Potomac Yard. In 22304, the West End, Seminary Valley has brick townhouses, ramblers, split-levels and Cape Cods from the 1940s to the 1960s, Cameron Station is townhouses and condos built from about 1999 on a former Army depot, and there are high-rise condos along Duke Street.
Two ZIPs, two very different places
Del Ray, Rosemont and part of Potomac Yard (22301): Del Ray's own street grid, laid out from 1894, with Mount Vernon Avenue as its main street; Rosemont, a streetcar suburb built from 1908 to 1914 and now a historic district; and the newer buildings of Potomac Yard on the old rail yard, served since May 2023 by the Potomac Yard–VT station. Braddock Road station is close to Del Ray's southern end.
Cameron Station, Seminary Valley and Landmark–Van Dorn (22304): The West End: Cameron Station, an Army quartermaster depot from 1942 until it closed in 1995 and since rebuilt as a community-association neighborhood beside city parkland; Brookville–Seminary Valley along Holmes Run; Virginia Theological Seminary on Seminary Road; the Van Dorn Street station; and the old Landmark Mall site, under construction as WestEnd Alexandria around a new Inova hospital.
Old houses, new appliances
Many of the houses in Alexandria have passed their hundredth birthday, and each kitchen and laundry in them has been redone several times. A modern refrigerator, dishwasher or dryer is often connected to something from an earlier renovation: a circuit shared with half the kitchen, a drain rerouted around a joist, a gas line extended more than once.
We test the supply along with the appliance, since a new machine on an old connection can look faulty when it isn't. Anything that belongs to an electrician, a plumber or a gas fitter, we point out rather than touch. If you ever smell gas, leave the house and call Washington Gas or 911 from outside.
Common repairs here
Refrigerators fitted into kitchens remodeled around them; dishwashers squeezed into cabinet runs never built for one; gas ranges and dryers in the older houses; townhouse washers leaking from a closet on the bedroom floor; and in the condo towers, stacked laundry and panel-front refrigerators.
Del Ray and Rosemont kitchens were fitted into century-old houses, so a modern refrigerator often stands in a space framed for something smaller, whereas Cameron Station townhouses and the Duke Street towers were built around today's sizes.
Laundry in the older Del Ray houses tends to sit in a cellar or a closed-in back porch, while West End townhouses at Cameron Station usually put the washer on a bedroom floor above finished rooms.
A dryer in a Rosemont house may exhaust through a brick foundation or a side wall near grade, and in a West End townhouse the duct from an upstairs closet can wind a long way through the framing before it finds an outside wall.
Gas ranges are common in the older houses off Mount Vernon Avenue, and the mid-century ramblers of Seminary Valley have seen several kitchen updates, while the high-rise condos along Duke Street lean electric.
Before the technician arrives
In Del Ray and Rosemont you'll usually find us parked on the street, close by though not always at your door, and many houses have a few steps up to the porch. If the laundry is in a basement reached by a steep inside stair or an outside door, mention it. At Cameron Station and other association neighborhoods, tell us where visitors may park. For a Duke Street condo, send the building's contractor rules and whether the service elevator has to be booked.
The washer and dryer are usually in the basement, or wherever a past remodel found room, in the old Del Ray and Rosemont houses; an upstairs closet in the Cameron Station and Potomac Yard townhouses; and a stacked pair or a shared room in the Duke Street condo buildings.
What's in the water
In Alexandria, Virginia American Water owns the pipes and sends the bills, but the water itself is bought wholesale from Fairfax Water, which draws from the Potomac and the Occoquan Reservoir. The minerals it carries show up in appliances slowly, as a white film in the dishwasher or a slower fill at the washer. Cleaning the dishwasher filter and the washer's inlet screens now and then keeps most of it in check.
Narrow lots on an old street grid
Parts of Alexandria were platted before cars mattered, with narrow lots, houses close to the sidewalk and parking on the street. Getting to the door is easy; getting a full-size appliance through it can be harder, since old doorways, tight hallways and a turn at the kitchen weren't planned for a modern French-door refrigerator.
Most repairs happen where the appliance stands, so none of that usually matters. When a machine does have to move, we look at the route first: the front steps, the door widths and the stair to the basement.
Community associations
Much of Alexandria's newer housing sits under a community association, and Cameron Station, built on the grounds of a former Army depot, is one of the larger ones. For an appliance repair inside your home, the association rarely comes into it; where it can matter is parking, and any change to an outside vent or hood.
