What to Know About Del Ray & Rosemont
22301 is Del Ray and Rosemont, on Alexandria's north side, plus part of Potomac Yard. Del Ray and St. Elmo were laid out from 1894 on a street grid of their own, became the Town of Potomac in 1908 and were annexed by Alexandria in 1930. Mount Vernon Avenue is still the main street.
Alexandria is an independent city, so 22301 is in no county at all; City Hall, not Fairfax County, governs it.
Rosemont was built between 1908 and 1914 as a streetcar suburb, and Del Ray grew with the rail yard next door, so a lot of the housing is a century old: 1.5-story Craftsman bungalows (some from Sears kits), Colonial Revivals, Folk Victorians and early-1900s two-story houses. Potomac Yard adds newer townhouses and apartments, and the Potomac Yard–VT Metro station opened nearby in 2023.
Something specific to Del Ray & Rosemont
Kitchens and laundry corners in Del Ray houses were set up long before today's deep refrigerators and 27-inch dryers. When you book, say where the laundry is (basement, rear addition or a closet off the kitchen) and roughly how much room there is around each machine. That tells us what access to expect and whether a unit can be pulled forward where it stands.
Kitchens fitted into old rooms
Kitchens in the century-old houses of Del Ray & Rosemont were rebuilt inside rooms never meant for them, and gas lines, water lines and outlets were run in wherever they fit. Behind a range or a dishwasher there may be very little slack.
When a unit has to be pulled out, we check the connection behind it along with the appliance: the gas flex line, the water supply, the cord. Anything tired gets pointed out before we push it back.
Damp basements in August
Basements under the older houses of Del Ray & Rosemont pick up moisture through the long humid summer. Laundry machines kept down there show it first: rust on the lower edge of a dryer cabinet, mildew in a front-loader's door boot, clothes that smell musty straight from the drum.
A dehumidifier drained to a floor drain or a laundry sink helps the machines more than any part we could fit. Leave a front-loader's door and detergent drawer open between loads so the boot can dry.
Laundry above finished rooms
Townhouses in Del Ray & Rosemont usually put the washer on a bedroom floor, right over a living room or kitchen. When a hose splits or a drain backs up there, the damage lands on the ceiling below.
Three small things limit the harm: a pan under the washer piped to a drain, braided hoses in place of rubber ones, and valves you can close without dragging the machine forward. We check all three on every washer call and will tell you if any are missing.

Still have a question?
Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.
No. Del Ray and St. Elmo formed the Town of Potomac in 1908, and the City of Alexandria annexed it in 1930. Today all of 22301 is Alexandria, an independent city that belongs to no county.
Rarely. Nearly all washer and dryer repairs happen where the machine stands. If one wouldn't, we'll tell you first and look at the stairs before anything moves.
