Local notes before you book
North Arlington covers the county's upper half, from the East Falls Church Metro station and the I-66 corridor north and east to the wooded bluffs above the Potomac. Langston Boulevard, the road long known as Lee Highway, runs through the middle of it, while Glebe Road, Washington Boulevard, Old Dominion Drive and Military Road connect the neighborhoods. The W&OD Trail follows Four Mile Run past Bluemont Park, and the City of Falls Church and McLean are the neighbors to the west and north.
Arlington has no incorporated towns, so every street here is governed by Arlington County, and the names residents use, from Westover to Rock Spring, belong to civic associations rather than municipalities. The housing is mostly detached: brick and frame colonials, Cape Cods, bungalows and ramblers from the 1920s through the 1950s, with garden apartments in Westover and a steady stream of new, much larger houses built where an older one came down.
Communities and ZIP codes in North Arlington
Westover, Bluemont, East Falls Church, Madison Manor and Highland Park-Overlee Knolls (22205): the western ZIP reaches from the Westover shops on Washington Boulevard to Bluemont Park and the W&OD Trail, and up to the East Falls Church station beside I-66. Its streets hold 1930s and 1940s colonials, bungalows and Cape Cods, plus the brick garden apartments of Westover.
Cherrydale, Rock Spring, Chain Bridge Forest, Donaldson Run, Yorktown, Williamsburg and parts of Lyon Village (22207): the larger northern ZIP runs from the Langston Boulevard shops in Cherrydale out to Chain Bridge and the Potomac Palisades. Marymount University sits on North Glebe Road here, and the lots grow larger and hillier the closer you get to the river.
Getting to the appliance in a North Arlington house
The terrain north of Langston Boulevard is steep in places, and a house can sit well above or below the street with a long run of exterior steps or a sharply pitched driveway. Some of the winding streets near Donaldson Run and Chain Bridge have no sidewalk and little room to park, so tell us where a van can stop without blocking a neighbor. Inside, the older houses route you down a narrow basement stair, often with a landing turn, while the newer homes may put the laundry on the bedroom floor. Give us the floor, the brand and the model, and say whether a rebuild has panel-faced appliances that hide their tags.
Original houses, rebuilt houses and the appliances in each
In the colonials and Capes of Westover and Highland Park, the kitchen is usually at the back of the first floor, a modest room that has been updated at least once. A standard freestanding refrigerator, a 30-inch range and a dishwasher retrofitted next to the sink are the usual lineup, with the washer and dryer downstairs near the furnace and the dryer exhausting through a rim joist or a basement window.
The rebuilt houses that now stand on many streets in 22207 are a different job. Refrigeration may be a pair of built-in columns or a panel-ready unit flush with the cabinets, cooking may be a 36- or 48-inch dual-fuel range or a wall oven stack with a separate cooktop, and laundry usually sits upstairs in a dedicated room. That last point matters: a washer above finished space needs a pan and a drain that works, and a dryer duct from the second floor may run a long way through the joists.
Teardowns, garden apartments and shared walls
Because so many original houses in North Arlington have been replaced, a single block can hold a 1940s Cape with its first basement freezer beside a new house whose appliances are under a year old. Newer machines tend to report faults through codes and communicate over a control bus, so the diagnosis leans on service menus and meter readings rather than on the mechanical checks that settle most problems on older equipment.
Westover's brick garden apartments, some of them now condominiums or co-ops, bring a different set of constraints. Kitchens are compact, laundry may be a shared room in the basement or a stacked pair in a closet, and the drain and water lines are shared with neighbors. If you live in one, let us know whether the building manages its own shutoffs and whether a maintenance contact needs to be present.
Potomac water, tree canopy and wet basements
Arlington runs its own water utility, and the supply comes from the Potomac through the Washington Aqueduct, treated with chloramine. It is moderately hard, so dishwasher sumps, ice maker valves and washer inlet screens gather scale with time. North Arlington's heavy tree cover means summer thunderstorms and winter ice bring down limbs and cut power, and a refrigerator or freezer that does not resume cooling afterward should have its relay and control checked. Hillside lots also send rainwater toward basement walls, so a washer or freezer standing on a damp slab is worth keeping an eye on.

Before You Book: Common Questions
Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.
Still have a question?
Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.
Usually, yes. Built-in refrigerators and dishwashers with custom panels are designed to be serviced from the front or slid out on their rails, though the panel and toe kick may need to come off first. Have the model number ready, since on panel-ready units it is often printed inside the door or behind the grille rather than anywhere visible.
It changes how a heavy appliance gets moved, not whether it can be fixed. Most repairs happen where the machine stands, so only the parts and tools travel up the steps. If an appliance has to come out of the house, we will talk through the route with you first.
