Condos, Townhouses and Houses in Northern Virginia

The appliances are familiar; the settings change from one address to the next. A stacked washer-dryer in an upstairs townhouse closet, a garage fridge working through a humid August, a condo kitchen where management wants notice before a contractor shows up. Whatever the setting in Arlington County, the technician diagnoses the appliance where it is installed, explains what failed and quotes the repair, and nothing is fixed until you approve that price.

Stacked & closet laundry
Townhouses and condos often put a stacked washer-dryer in an upstairs closet, so a small drip can end up staining the room underneath. Tell us where the machines sit.
Condo & high-rise rules
Many managed buildings ask for a certificate of insurance, a reserved freight elevator or set work hours. Check with yours and pass the rules along when you book.
Parking & access
Visitor spaces, garage clearance, gate codes and front-desk sign-in all shape a visit. Mention them at booking so nothing holds up the diagnosis.
Rentals & landlords
A tenant can book the visit. We report the fault and the price to the owner or property manager, who signs off before any work starts.
Garages, heat & humidity
A garage fridge or freezer can struggle through a hot, humid summer or a hard cold snap without any part failing. Check the temperature range in its manual.
Straight answers
When an older appliance isn't worth repairing, we say so and explain exactly which part failed.

How a Repair Visit Works

01

Tell Us What's Wrong

Name the make, add the model number if it is handy, and describe the symptom. A picture of the label inside the door lets us check parts.

02

Diagnosis at Your Home

The technician tests the appliance along with its power, water, drain, gas or vent connections until the fault is confirmed.

03

A Price Before Work

We name the failed part and give you the cost of fixing it. Work starts only after you agree.

04

Repair and Check

The part is installed and the appliance is run through a cycle so you can watch it working.

Repair work in Arlington County

Our coverage in Arlington County is 2 ZIP codes along the Orange and Silver lines, 22201 and 22203, taking in Court House, Clarendon, Virginia Square and Ballston and the older neighborhoods behind them. We repair household appliances and commercial kitchen equipment, diagnosing at your home and agreeing the price with you before any work.

Arlington is Virginia's smallest county by land and one of its most densely built. It has no incorporated towns; every neighborhood, from Lyon Village to Bluemont, is part of the county itself and organized through civic associations. It's also home to the Pentagon and Joint Base Myer–Henderson Hall, and to a steady flow of military and federal households moving in and out.

Our slice of the county is where that density is highest. After Metro opened between Rosslyn and Ballston in 1979, the corridor filled with condo and apartment towers, while the streets a few blocks away kept their detached houses from the 1920s through the 1940s. Arlington was also among the first places in the country to build garden apartments, and some of those buildings are still in use.

Call or book online, and we'll agree on a time together.

The area we cover

Arlington (22201, 22203): Clarendon and Ballston condos, Lyon Park and Lyon Village houses. Arlington County; condo towers & 1920s houses.

Towers, garden apartments and interwar houses

In a tower, the repair is usually straightforward and the access is not: a front desk, a garage, a reserved elevator, and a stacked washer-dryer in a closet with a vent that runs through the building. In a garden apartment, the plumbing may be shared with the units above and below. In a 1920s house, the basement drain, the wiring and the gas line may each be from a different decade.

Tell us which of these you live in when you book, and for a managed building, send the management office's contractor rules.

Summer heat in small spaces

Heat and humidity bear down on compact appliances. A refrigerator boxed in by cabinets has little room to shed heat in July, and a dryer venting into a shared shaft struggles when the air is already wet. Both run long and wear faster when their airflow is restricted.

Thunderstorms and winter storms cut power here as elsewhere, and in a tower a refrigerator is only the first worry; elevators go down too. Keep the refrigerator and freezer closed until service returns.

Why the model number matters

A photo of the rating label settles the part numbers and the known weak spots for that model, and makes a one-visit repair much more likely.

Parts are matched to that model number. Where the maker still supplies the part we fit theirs, and if we fit an equivalent we tell you.

Repair or replace

Not every appliance should be saved. An old unit facing a repair bill that approaches the cost of a new one is usually better replaced, and we'll say that before you spend anything.

Built-ins tilt the other way, because a replacement drags cabinetry and counters into it. You'll get both paths laid out and choose.

Beyond the county line

Elsewhere in Northern Virginia we cover Fairfax County, City of Alexandria and Loudoun County, each with its own list of ZIP codes. Every one is on the service-areas page, or type yours into the search box here.

FAQ

Arlington County: Common Questions

Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.

Still have a question?

Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.

No. Arlington has no incorporated towns; Clarendon, Ballston, Lyon Park and every other neighborhood are simply part of the county.

ZIPs 22201 and 22203: Court House, Clarendon, Virginia Square, Ballston, Lyon Village, Lyon Park and parts of Ashton Heights and Bluemont. Rosslyn, Crystal City, Shirlington, Columbia Pike and North Arlington are outside our area.

Arlington County runs its own water utility, and the water is treated by the Washington Aqueduct, operated by the U.S. Army Corps of Engineers, from the Potomac. Like any river water it leaves some mineral scale in fill valves and filters over time.
