West Springfield & Burke

Local notes before you book

West Springfield and Burke fill the suburban belt west and southwest of the Springfield interchange, where I-95, I-395 and the Capital Beltway meet. Old Keene Mill Road is the main east-west spine, Rolling Road and the Fairfax County Parkway run north-south, and Braddock Road marks the northern edge near North Springfield. VRE Manassas Line trains stop at Rolling Road and Burke Centre, and the Franconia-Springfield Metro station sits just east.

None of these communities is a town. West Springfield, North Springfield, Burke, Burke Centre and Newington Forest are census-designated places in unincorporated Fairfax County, so permits and most local services come from the county, while homeowners associations set exterior rules inside many subdivisions. Housing runs from North Springfield's late-1950s ramblers through West Springfield's 1960s and 1970s colonials and split-foyers to the townhouse clusters of Burke Centre, Lake Braddock and Newington Forest.

Communities and ZIP codes in West Springfield & Burke

North Springfield and nearby neighborhoods (22151): the ZIP sits between Braddock Road and the Beltway, with postwar houses on curving streets, parts of the Ravensworth area, and the Accotink Creek stream valley close by.

West Springfield (22152): the neighborhoods around Old Keene Mill Road and Rolling Road, including the area near West Springfield High School and the shopping centers at that crossroads, with Pohick Creek's wooded stream valley running through the western side.

Newington Forest, Saratoga and parts of Burke (22153): the southern end of the area along Rolling Road, Hooes Road and the Fairfax County Parkway, where 1970s and 1980s colonials and townhouses sit on hilly, wooded lots and Fort Belvoir lies a short drive to the southeast.

Burke, Burke Centre and Lake Braddock (22015): the western communities along Burke Centre Parkway, Burke Lake Road and the far end of Old Keene Mill Road, including the Burke Centre VRE station and the lake community around Lake Braddock, with Burke Lake Park a little farther southwest.

Parking courts, split-level stairs and booking a visit

Detached houses in West Springfield and North Springfield almost always have a driveway, so the planning is about the inside. A split-level puts the laundry and often a second refrigerator a level or half a level below the front door, sometimes behind a finished family room. In Burke Centre and the other townhouse clusters, parking is in shared courts with numbered spaces, and the nearest visitor spot may be several doors away. When you book, tell us the house style, the appliance's level, and the brand and model from its rating tag; a photo of that tag lets us bring the parts that machine tends to need.

Split-level and townhouse layouts and what they do to appliances

The split-level is the defining house here, and it shapes almost every appliance in it. The kitchen sits on the middle level, bedrooms are half a flight up, and the lower level holds the furnace, water heater and laundry, often partly below grade. Dryers on that lowest floor usually exhaust through the rim joist at ground level, a short run that is easy to inspect but easy to bury under leaves, mulch or snow. Washers drain into a laundry tub or standpipe with a floor drain nearby.

Townhouses work differently. In Burke Centre and Newington Forest, many plans put the kitchen on the main level and the laundry either beside a walkout door below or in a closet near the bedrooms. An upstairs washer needs a drain pan and sound hoses, because a leak goes straight into the ceiling underneath. A mid-row unit cannot vent its dryer through a side wall, so the duct may run between joists to the rear wall or up to the roof, and that longer path gathers lint faster than a split-level's short vent.

Homeowners associations and shared walls in Burke Centre and Lake Braddock

Burke Centre is organized into several neighborhood associations under one conservancy, and Lake Braddock and many West Springfield subdivisions have associations too. They govern exteriors: vent hoods, roof penetrations, siding and anything visible from common ground. An appliance repair inside the house falls outside that, but relocating a dryer or cutting a new wall vent may need approval first.

Shared walls also matter for diagnosis. A slow leak under a dishwasher can show up next door or on the floor below before it shows in your own kitchen, and a washer thumping against a party wall carries into the neighbor's home. With a townhouse appliance, we check the floor and wall around it for moisture and tell you if water seems to have traveled beyond your unit.

Fairfax Water, storms and lower levels around Burke

Fairfax Water supplies these neighborhoods from the Occoquan Reservoir and the Potomac River, and its moderately hard water slowly leaves scale in dishwasher spray arms, refrigerator inlet valves and washer hose screens. Natural gas reaches most streets where a main runs, so many kitchens and dryers burn gas. Summer thunderstorms knock out power now and then, and any fridge or freezer that fails to restart properly afterward should be checked at its control and compressor start parts. Lower levels set into the hillside turn humid in July and August, slowing drying and inviting rust, while a hard January freeze can split a water line along an outside wall.

FAQ

Before You Book: Common Questions

Brief answers to what customers most often ask us. Don't see yours? Ask when you call, or add it to the notes when you book online.

Still have a question?

Get in touch with the brand, the symptom and, if you can find it, the model number. Some things we can answer right away; others need a technician in front of the machine.

Not by design, since a short run through the rim joist is efficient. The trouble is what piles up outside it: leaves, mulch, snow and shrubs can hold the flap partly shut, and the dryer then overheats or runs long. Keep the hood clear and check that the flap swings open while the dryer runs.

For repairs inside the house, generally no. Associations in Burke Centre, Lake Braddock and similar communities regulate exteriors, so check their rules only if a fix would mean a new vent hood, a roof cap or another visible change.

It covers 22151 for North Springfield, 22152 for West Springfield, 22153 for Newington Forest, Saratoga and parts of Burke, and 22015 for Burke, Burke Centre and Lake Braddock. Central Springfield's 22150 has its own area page.
